Meet Aluseg: The Rental-Management Platform Built at Seaside Co.work
Every now and then, a project is born in our coworking space in Matosinhos that makes us genuinely proud of our desk by the window. This time it is Aluseg, a free digital platform that helps Portuguese landlords manage rental contracts, screen tenants and protect their rental income. It was created, tested and launched by Paulo Pereira, a member of our community, a few metres from the Atlantic.
We talked to Paulo to understand the story behind the project and why a tool like this matters right now for anyone renting out property in Portugal.
The problem Paulo kept seeing
Paulo is not a landlord by profession, but the people around him kept hitting the same wall: renting out a property in Portugal means dealing with the NRAU (the urban rental law, see the official legislation), outdated Word contract templates and, more and more, the changes introduced by reforms such as Mais Habitação.
Around a quarter of Portuguese landlords deal with late or missed rent payments, and when a tenancy goes really wrong, an eviction can drag on for six to twelve months. Add the annual rent update coefficient, set at 2.24% for 2026 according to recent coverage, and it quickly becomes clear why so many small landlords end up overpaying a lawyer or improvising with an outdated template. Recent coverage of the 2026 NRAU coefficient
“I saw friends with one or two flats spending more time and money on paperwork and legal advice than they earned in rent,” Paulo told us by the Seaside terrace. “It didn’t need to be that complicated. Someone just needed to actually build the tool.”
What Aluseg actually does
The core of Aluseg is completely free, with four tools already available or in development:
- Contract Generator: creates an NRAU-compliant rental contract in under five minutes, ready to download.
- Rental Market Simulator: estimates the rent based on location, property size and current market conditions.
- Tenant Solvency Calculator: automatically assesses a prospective tenant’s financial capacity and default risk before signing.
- Portfolio Management (currently on a waiting list): one dashboard to track rents, payment history, documents and communication with tenants.

Everything is GDPR-compliant with encrypted data, and the platform is proactively updated whenever the NRAU or Mais Habitação rules change, which has happened often over the past year. Aluseg already serves more than 200 landlords in Portugal.
You can try the tools directly on the Aluseg website, including the free contract generator that started the whole project.

Built by the sea, not in a garage
There is a reason we are writing this on our own blog and not just congratulating Paulo in private: Aluseg is a true product of the coworking model we believe in. Paulo built the first version of the contract generator over a few focused weeks at Seaside, bouncing ideas off other members at lunch on the terrace, testing the logic of the solvency calculator with another founder two desks away, and validating the concept with real landlords he met at Seaside community events.
That is the part of coworking that never shows up on a list of amenities: the chance conversations that turn a side project into something more than 200 people rely on. If you are building something similar, our community is a good place to test an idea out loud.
Why this matters if you rent out property in Portugal
If you are a landlord, or thinking of becoming one, here are a few practical lessons from Paulo’s journey worth keeping, even if you never use Aluseg:
- Your contract template may be out of date. Both the NRAU and Mais Habitação introduced recent changes; a template a few years old may no longer be fully compliant.
- Screening tenants is cheap insurance. A quick solvency check before signing costs far less than months of unpaid rent and a long eviction.
- Rent update coefficients change every year. Landlords who don’t follow the current NRAU coefficient risk charging less (or more) than legally allowed.
- Free tools already exist. Where the norm used to be paying a lawyer for every contract, platforms like Aluseg have made the basic legal-compliance step free and fast.
